Executive Summary
What we’re proposing
Etho Park transforms Pad 1 into a daily-use green space and programmable event venue—driving foot traffic, tenant enagement, and a long-term, integrated wellness amenity at UnCommons.
Why now?
UnCommons is nearing full lease-up. The next phase of value creation is community and programming—shaping a “day-in-the-life” experience that improves retention, satisfaction, and long-term asset value.
How it scales
Etho launches with a focused park activation to validate utilization and operations, then phases into a membership-based wellness lounge, establishing a clear pathway to a permanent wellness anchor over time.
02
Pad 1 is the heart-center of UnCommons
It’s also currently a missed opportunity: high visibility, high potential, limited daily use.
What UnCommons needs next
• A flexible outdoor space that adds value to tenants daily
• Event infrastructure that reduces dependence on street closures
• Programming that brings people on-site consistently (not just “one-offs”)
Etho Park solves this

What is Etho Park?

• Initial activation period with clearly defined operational terms
• Pathway to long-term control through a purchase or expansion option
• Integrated wellness access for residents and tenants as a built-in benefit
• Annual UnCommons programming allocation (committed hours / events)
• Sponsorship-supported community events with discounted backfill access
Goal: Align incentives, reduce uncertainty, and create a scalable wellness amenity that delivers consistent value to UnCommons, its tenants, and the broader community.
